Information about living in Västra flygeln

You have now signed the tenancy agreement and it is important that you take a moment to read through the terms and conditions. You have been given one key to your room and one key to your mailbox.

You have received a temporary keycard. When you have registered your university card, you need to come to the Housing Office, room L1613 Långhuset, to show us the card number or email the card number to This is an email address. The university card will then give you access to the building. You will then only need one card. The temporary keycard is valid for a couple of weeks after your arrival and you need to hand it in at the Housing Office, either in person or by dropping it in the key deposit box outside the door to the Housing Office in the Prismahuset entrance.

General information

Västra Flygeln is a two-level building. It is one of three buildings that together form a little courtyard. Just nearby is a recreational area with paths for both walking and cycling. Västra Flygeln is not located in the traditional student housing area on campus but is set next to the manor house Östra Mark and therefore offers a quieter setting. Östra Mark itself dates back to the 17th century and now houses conference facilities. The park has large, old trees and as a result, the whole courtyard has a rural feel to it.

This building has 12 rooms. Students have their own rooms and share the kitchen and bathroom/toilets. The building provides mixed housing with both male and female international students. There are however no Swedish students. Each room is 12.5 square metres and is designed for one person only. There is a laundry room and common areas, and adjacent to the building is a patio with outdoor furniture.

The rooms contain the following basic furniture:

  • Bed, desk, drawer unit, chair, armchair, floor lamp, bookshelf and wardrobes. Curtains and rugs are not included.
  • The beds are 90x200 cm and have a mattress. You will have to provide your own pillow, duvet, bedlinen, towels and clothes hangers.

A cleaning inspection has been carried out and the room passed the inspection. Please bear in mind, however, that dust and flies may very well have collected during the summer months when the room has been empty. Always show consideration. Everything is more pleasant if we talk to each other!

Many disturbances arise because people don’t realise that noise can be heard from their flats.

You can solve most problems by talking with your neighbour and meeting halfway.

Tip! Inform your neighbours if you’re planning a party. If they know about it in advance, they will usually overlook laughter and music a little louder than usual. Who knows, maybe it’ll be your neighbour’s turn to have a party next time?

Please remember you’re responsible for how your guests behave inside the building.

What is unacceptable disturbance?

All tenants must follow our general rules to ensure everyone in a building is happy. The rules include examples of activities that could cause a disturbance and should be avoided. If any such problem should occur near your flat, you can get help solving it in the best way possible.

What to do if something nearby is causing a disturbance:

The security company will then call you shortly afterwards and, together with you, decide if a personal visit is necessary or if some other measures might be sufficient enough.

The security company will request your name and address to contact you if they need additional information. Furthermore, they will try to call you later to let you know how they handled the situation.

Note: Örebro University’s Housing Office will be notified of every report and call-out.

What happens to those causing a disturbance?

Different kinds of disturbances are handled in different ways. For example, if the disturbance is still occurring when the security company arrives, the person disturbing will typically have to pay for the call-out cost. The Housing Office will then inform them by letter what has occurred.

This letter will also demand an improvement in future behaviour; sometimes, the security company will also make a follow-up visit.

If a tenant grossly or repeatedly violates the rules below, the landlord has the right to terminate their tenancy agreement according to Sections 42 and 46 of the Swedish Housing Act to protect other tenants from disturbances.

Always show consideration towards other tenants, especially between 10 PM and 7 AM when most people want to sleep.

  • Avoid playing loud music or having your radio/television at a high volume.
  • Avoid loud discussions and shouting – it may be heard easier than you think.
  • Remember not to work or engage in other activities in your flat that might disturb other tenants. Like playing musical instruments, doing your laundry at late hours, or taking a shower in the middle of the night.
  • Applies only to Studentgatan/” Brick Lane”.
    Keep your pet on a lead within the residential area. Remember, there might be tenants who are afraid of dogs and cats.
  • Never feed birds from your balcony or your windows. Birds are nice, but they very easily create a mess. 
    A translation of Section 25 of the Swedish Housing Act states that “When the tenant uses the flat, they shall ensure that those living in the surrounding area are not exposed to disturbance of such a nature that it could be harmful to health or otherwise impair the domestic environment to the point that it (the disturbance) should not reasonably be tolerated. In addition, the tenant shall, during the time they are using the flat, always behave in a manner required to maintain health, order, and the good condition of the property in question.”

General provisions and code of conduct for rental student accommodation

1. The tenant must never have pets of any kind within the flat or common areas. 
Note: pets are allowed only on Studentgatan/“Brick Lane”.

2. The tenant shall comply with the regulations concerning shared cleaning responsibility for common areas. The landlord takes care of cleaning entrances, corridors, and stairs.

3. The tenant shall ensure the front door of the building is closed as well as doors to the corridors. Do not prop up the doors with objects to prevent them from closing. Make sure windows are closed. Do not let people in who do not live in the building. It is important that unauthorised persons cannot enter the building.

4. The tenant knows there is a smoking ban within the flat and in common areas indoors. This also applies to balconies.

5. The tenant shall not play loud music or otherwise disturb other tenants and/or surrounding housing.

6. Responsibility also applies to outdoor activities within the property.

7. The tenant has an obligation to the landlord to pay for any costs that may incur following emergency calls and the like if costs arise as a result of the tenant or a person for whom the tenant is responsible disturbing the surroundings or otherwise failing to observe everything required for the preservation of order and good condition of the property.

8. The tenant shall not place objects in corridors, stairwells, or other common areas.

9. The tenant may not put up signs, awnings, balcony protectors, satellite dishes or outdoor antennas on the property without the landlord’s permission.

10. The tenant understands that when they use the property, they must make all efforts required to maintain its order and condition. The tenant undertakes to take good care of the property and all equipment and, without delay, notify the landlord of any damage or defect requiring immediate repair in order not to cause or worsen any damage.

11. Upon relocation, the tenant shall leave the dwelling, the associated common areas, and the storage room well-cleaned and freed from all personal belongings.

12. The tenant undertakes to compensate for any damage caused by the tenant to the dwelling and furnishings and to compensate costs for cleaning unoccupied housing and furnishings. And, if necessary, to replace any inventory.

13. The tenant undertakes to return at the end of the rental period all receipted keys belonging to the dwelling and shared spaces.

Indoor temperature

  • Temperature indoors should be around 21 degrees Celsius (+/- 0.5).
  • The air’s a bit more humid in autumn, so you might feel colder indoors. Consider buying a thermometer.
  • A thermometer should be at least one meter above the floor in the middle of the room. It shouldn’t be placed near a window, wall, or floor.
  • If you suspect it’s cold or too warm, note the temperature and time over a few days. If it’s lower than 20 degrees, contact the Housing Office, and we’ll report it to the landlord.
  • A thermometer can be purchased at most grocery stores.
     

Keys

  • If you lose your university card, which is also your keycard, it must immediately be deactivated.
  • If you lose the key to your room, let the Housing Office, room P1106, know.

Cleaning instructions

Important Tips!

We suggest that at the beginning of the semester you hold a house meeting where you can draw up a schedule for how cleaning should be managed in your building.
All residents in a corridor are responsible for cleaning the corridor itself, the dining areas and the kitchen, common areas, the toilets and showers, and the laundry room.

  • All the floors should be vacuumed and wet-mopped once a week.
  • Kitchen worktops, cookers and fridges must be kept clean.
  • Cleaning inspections are also carried out during the semester. If the cleaning is not being done properly, first thing we do is to request improvement. If there is no improvement, all residents in the building will be invoiced for cleaning.
  • ORU provides: floor mop and bucket, vacuum cleaner and extra dust bags and a duster.
  • Cleaning detergents, cloths, dish cloths, washing-up liquid and laundry detergent you have to buy yourselves.
  • Do not forget to keep the entrance and the patio neat and clean.
  • Do not throw cigarette butts on the ground. There is a designated bin for putting out cigarettes on the back of the building, by the little walkway.

The Housing Office/university makes sure that a cleaning company makes periodical cleaning inspections in Västra flygeln. These will take place once a month. This means you all need to share the responsibility to keep the kitchen and common areas, toilets and bathrooms, and laundry room clean. This is very important for your well-being and good hygiene. 
To facilitate cleaning, you should, the day before the cleaning company comes,

  • Remove all your personal belongings in bathrooms/toilets
  • Take out all the rubbish and recycle waste
  • Remove all loose items on kitchen surfaces and tables and make sure that nothing stands/lies on the floor.
  • Place all shoes in shoe racks.

If the cleaning company finds it too unclean, they will charge you for the extra cleaning they have to perform in addition to the standard that they otherwise perform.

  • The Housing Office will email you every month to remind you of which date the cleaning company is coming.

Bed linens are required!

For hygienic reasons, bedlinen must always be used: pillowcases, sheets, and duvet covers.

Recommendation: always wash your bedlinen at 60 degrees and every fourteen days – minimum.

If you suspect there are bedbugs, contact the Housing Office immediately: This is an email address. We will contact pest control for an inspection. Sanitising is free of charge!

All corridor residents are kindly requested to clean and tidy the common areas.
You and other corridor residents are responsible for all the cleaning in your corridor.
One good tip is pairing up and sharing the weekly cleaning duties to make the task easier.

Simply follow the schedule you agree on.

Corridor

  • Vacuum – once a week
  • Door to the apartment and door frames – once a week
  • Windowsills – once a week

If there is a fire, the corridor is the main escape route. In a smoke-filled corridor, it is hard to see things that might get in the way of evacuation. You must, therefore, not have a doormat outside the door to your apartment/room or leave other things in the corridor.

Lounge

  • Furniture, kitchen table, coffee table – once a day
  • Other furniture, shelves, TV, sofas etc. – once a week
  • Windowsills – once a week
  • Vacuum – once a week
  • Whiteboard – once a week
  • Wipe walls, keep clean and tidy

Kitchen

  • Clean the cooker after every use
  • Sink/worktops, tiles, walls, tap when used
  • Put back the clean and dry dishes and food into the cabinets
  • Clean oven inside and outside – once a week
  • Vacuum and wet-mop floors – once a week
  • Wipe cabinet doors and drawers inside and outside, shelves – once a week
  • Fridge/freezer on the inside and out, shelves – once a week
  • Fan, clean filter, wipe under and on top – once a week
  • Clean behind cooker – once a month
  • Freezer – twice a year
  • Keep the surfaces clean and fresh for a nicer kitchen space. That way, pests can be avoided.
  • Empty fridge/freezer and cabinets when moving.

Using detergents and sufficient cleaning products is necessary

  • Always use the correct cleaning product for what you intend to clean – bathroom cleaners for bathrooms.
  • You need to buy your own cleaning products, such as dishcloths, sponges, gloves, a dish brush, a toilet brush, and a bucket for cleaning the floor drain and the pipe under the wash basin.
  • NEVER use dishcloths and sponges from the kitchen to clean your room or bathroom/toilet.
  • Using the correct cleaners makes for easier and better cleaning; using the wrong cleaners is ineffective and can ruin surfaces.
  • Cleaning tip 1 – Don’t use excessive detergent or water when cleaning. A slightly damp cloth or floor mop will often get better results – too much water often results in streaks and stains and may still look dirty.
  • Cleaning tip 2 – Got a stain? Spray a little extra directly on the stain before cleaning.
     

 Shower/bathroom

  • Do not rinse food or clean dishes in the wash basin.
  • Remove hair from the drain and washbasin after each use.
  • Think of the environment. Limit your time in the shower.

Use products that are designed for bathrooms.

Door: Should be cleaned both outside and inside with a damp cloth.

The basin and tap + water trap: Clean both outside and in. Remember to use extra care when cleaning around the tap, and don’t leave water drops that dry into stains on the tap. Watch the video below -"How do I clean the water trap?"

Shower with soap holder + bar: Clean and scrub.

Bathroom cabinet with mirror: Clean and scrub Do not forget the top or leave water spots that, when dry, stain on the mirror.

Toilet: Clean and scrub outside and inside; clean behind and around the toilet on floor and walls.

Floor: Mop the floor often.

Floor drain: Wash and scrub. Always lift the cover, remove all hair and dirt, and scrub it as clean as possible. Watch  the video below - "How do I clean the floor drain?"

Wall/wall tiles: Wash and scrub.

Radiator: If there is a radiator it should be wiped and cleaned with a damp cloth,  dusting behind too.

Window: If there is a window, clean them.

Shower curtain: Not included. If you buy one and want to leave it for the next student, wash it in a washing machine at 40 degrees.

Toilet

Every day

  • Always use a toilet brush with cleaning detergent – clean inside and at the bottom of the toilet, preferably daily.

Once a week

  • Lift the toilet seat.
  • Spray WC cleaning fluid under the rim and squeeze evenly around the bowl.
  • For best results, brush above and below the waterline and flush.
  • Spray cleaning fluid evenly around the bowl – not too much, as it won’t be cleaner.
  • Clean under the rim of the toilet seat, in the central hole, and the edges of the bowl. Scrub clean any stained areas. Flush the toilet, and as the water flows into the bowl, rotate the brush in the water to clean it.
  • The toilet seat has a lift-off function. Lift off the seat to make it easier to clean between the toilet ring and the toilet itself, and rinse or wipe the seat hinges.
  • Use a cloth and clean the toilet’s whole outside, behind and the floor.

Safety information

Urgent matters and disturbances concerning keys, safety issues and disturbances outside office hours

During evenings, nights and weekends, you can report urgent matters (Lost keys, fire alarm, no electricity etc.) or serious cases of disturbance by phoning the on-call security and property services:

  • Due to the risk of fire, keeping personal items (furniture, bicycles) in the hallway/corridors is not permitted.
  • Smoke detectors are fitted throughout the building, This means that you must be careful with activities that can cause smoke.
  • Keep in mind that the fire alarm is activated if you burn food, light too many candles, burn bread using the toaster, or smoke indoors which of course is prohibited.
  • Electrical appliances such as kettles, coffee machines and hobs should always be equipped with a timer.
  • Emergency exits must not be blocked.
  • Smoking is strictly forbidden indoors. Smoking in your room will without exception lead to sanitation which can be very costly.
  • Fire extinguisher equipment must not be blocked. Emergency exits must not be blocked.
  • Next to the kitchen door, there is a fire blanket for emergency use only. Read instructions on and next to the blanket.

Fog machines at parties

Using fog machines is strictly forbidden in any room, apartment or premises.

In this rule is violated and the fire brigade makes an emergency call, a hefty invoice will be sent to the residents.

  • Smoking is strictly forbidden indoors. This also applies to hookahs and e-cigarettes.
  • Smoking in your apartment always requires sanitation which can be very costly.
  • Remember that when you smoke outdoors, always stand at least 15 metres from the building and entrances as ventilation easily draws in smoke for those living near where you stand. Especially if they have their windows open.
  • On the same side as the patio, just before you step on the small gravel path, there is an ashtray placed for the purpose of smoking and extinguishing your cigarette in the ashtray. Please use it. Littering of cigarette butts is prohibited.

Other information

For everyone's benefit, rubbish must not be left out in the corridor or outside the building before being taken to the container. All rubbish must be in a plastic bag that is tied together.

  • For combustible waste you use the container between the two buildings nearby, see map below.
  • There are two cabinets placed under the stairs in the building, where you can sort waste that can be recycled before you take it to the recycling site. The nearest recycling stations are at Studentgatan, see map below.
  • Deposit of cans (beverages) – you can bring back drink cans to the store and get some money back.

The map shows three stations for recycling. The first dot shows the recycling station that is located behind Studentgatan 2, facing the carpark. The two other dots indicate where a bigger recycling site is located, facing the carpark behind Studentgatan 16.

Laundry

  • Follow the instructions found in the laundry room.
  • Draw up a schedule for laundry slots.
  • Please use environmentally friendly detergents and do not use more than necessary.
  • Laundry nets must be used when washing bras.
  • Wipe of the washing machines, floor and clean away any residue detergent. Remove fluff and sand from filters in dryers. Clean up after yourself.
  • After washing, make sure that all windows are closed, and lights are turned off.
  • Two drying racks are standard, all other drying racks have been left behind by former students. You are free to use them but if you need more you have to buy them yourself.
  • It is important that you are considerate towards each other and discuss how to organise the washing and what you can and cannot do with each other's clothes.
  • Do not use each other's detergents and softener without asking first.

Receiving post

  • Label your mailbox with your name so that you can receive post. It is very important that you use the designated nameplate. In your envelope, you will find one already filled in with your name.

Parking if you have brought your own car.

There are a few parking lots outside Västra flygeln.

  • For information about which parking company payment is made to, what number the parking area/parking zone (zone code) has, and what payment methods are offered, you must first read the sign.
  • Note! You will find the sign at the big carpark as you drove through, before you turned down the road towards Västra flygeln. 
  • The most convenient way to pay for parking is by downloading the app that applies to the car park where you intend to park and pay via the app once you have connected it to your bank card.
  • MobilPark (aimopark.se)
  • There may be other payment options such as, with bank card or Swish, at the parking meter.
  • Paying for a month is a cheaper option than paying daily.
  • You can of course also choose to park in the big carpark that you drive through to get to Västra flygeln.

If you have a bike

  • Remember to always park your bike in the intended bike rack outside the building.
  • Make sure you have approved bicycle locks, one with which you lock the bicycle in the bicycle rack and one lock for the bicycle itself.
  • Keeping your bike inside the building, in the corridor or your room is strictly forbidden.
  • There is no bike storage at Västra flygeln.

Shopping carts

If you do a lot of shopping and borrow a shopping cart, it must be returned the same day. Leaving it outside the building is NOT permitted!

Departure

Before your departure, remember to clean your room and common areas

  • When you signed your lease, you committed to cleaning your accommodation. This includes not only your room, but also the kitchen and common areas.
  • Cleaning your room normally takes more time than you think, so make sure you allow enough time.
  • When you move out, you should leave the place the way you yourself would like to find it.
  • The kitchen should be left clean, the rubbish must be taken out, and no food may be left in cabinets, fridges or freezers. Common areas like bathrooms and laundry room must be clean. The patio and entrance in front of the door to the building must be neat and tidy.

Cleaning before departure

To avoid a deduction from the deposit, here are some tips to help you succeed with the final cleaning. Nothing may be left in the apartment that wasn't there when moving in. Don’t leave anything in the common areas, such as food, hygiene articles, bedlinnen etc. During the cleaning inspection, all items in the checklist are checked. If the apartment is not cleaned properly, a cleaning company will be hired and we will withdraw an amount from the deposit.

It has been good having you!
Here is a list of sustainable tips before leaving us.

  • If it is in good shape, sell it! Help the environment while earning some money. On Facebook, sell on Marketplace, or other popular selling groups, for example, a local Facebook networking group for Örebro University students called “Dom kallar oss studenter”.
  • Donate things to new student arrivals. Housing has a storage area for donating kitchen utensils and smaller items– NO textiles, furniture, etc. You are welcome to come by and leave it with us during our opening hours. Please make sure what you donate is clean and in good condition.
  • Donate unwanted items. Instead of throwing them away, donate them to local charities or thrift stores (Myrorna, Röda korset, Ge för livet, Erikshjälpen, Bergslagens bistånd, Emmaus)
  • Recycle! Leave recyclable materials at a recycling station before leaving your residence.
  • Use reusable bags. Pack your belongings or packages in reusable bags instead of plastic bags before leaving them at a recycling station.
  • Use public transportation. If possible, instead of renting a car or taking a taxi.
  • Need a ride – carpool! Ask a friend! Maybe you can go together.
  • When cleaning, use environmentally friendly products. It is better for your health and the planet.
  • Eat all your food before you go. Otherwise, leave food with a friend. Or clean out your fridge and have a potluck party with your neighbours  – Knytkalas in Swedish!

Selling items to the next student (Exchange students)

Selling or donating your things is a good idea. We suggest visiting the Facebook group “ORU buy and sell”. You may also contact This is an email address However, Housing Office staff cannot get involved.

How you work out the storage of what you sell is up to you. Nothing may be left in the common areas, kitchens, closets, or other areas in or outside the room/apartment/building.

Selling and leaving your stuff in the room isn’t allowed either, as not everyone washes their belongings or cleans their rooms satisfactorily, leading to sanitary problems.

Housing Office has a storage/shelf where you can donate things to the new students arriving next semester. Note we only take kitchen utensils and smaller items. NO textiles, furniture etc. You are more than welcome to come by and leave it with us during our opening hours. Please make sure what you donate is in good and clean condition.

If anything is left after your departure it will be removed during the cleaning inspection.

Departure day

Well in advance of you leaving, you will receive two emails about your upcoming departure and all-important dates.

2. Drop the keys in key deposit located outside on the right side of the entrance of Entréhuset.
3. If you can't make it with these two alternatives, a friend can hand in the keys for you. Remember you are responsible for the keys until Housing Office has received them.
Please note that the office is closed on weekends and public holidays.

  • If you need to stay longer than your tenancy agreement allows you to. You need to organise a stay elsewhere, for example in a hotel. See information on rental period on your tenancy agreement, including the last day for handing in the keys, and plan your stay according to that date.
  • You are not allowed to stay in the room after the tenancy agreement has expired. Nor are you allowed to stay in common areas/kitchen on the sofa or on a mattress in the corridor. You need to lock the door and then hand in the key to the Housing Office.
